A real estate appraisal is the act of developing an opinion of the value, or its market value.  Market value is the price at which the subject property would exchange for in an open competitive setting.

An appraiser differs from an inspector because an inspector is usually looking for things that need to be fixed or replaced before the property can be legally sold.  An appraiser will also note these items, but is more interested on how these inperfections will affect the value of the property.

There are many different reasons a person might require an appraisal, the most common is for financing.  However, appraisals are necessary in probates, estate planning, divorce, litigation, new construction, remodeling or additions.
